Application FAQ

Get Informed Before You Apply

Before you complete your application, please review the rental criteria below. We receive numerous applications daily and process them on a first-come, first-served basis. Only completed and paid applications will be reviewed and considered. Please note that applying to lease a home from Overlook at Kennerly Lake does not guarantee approval or establish a binding lease agreement for the home.

Application Process

  • All persons over the age of 18 will complete an application.  The application fee of $100 is non-refundable.
  • Once the application is complete our team will initiate the screening process with ApproveShield.
  • AppoveShield will reach out via text/email/phone to start the process.  You must authorize the screening process.
  • ApproveShield will request all applicable documents.  Expect to upload paystubs, personal account bank statements (business accounts are not accepted), the two most recent years' tax records (if applicable).  Upload must take place within 48 hours of request.
  • ApproveShield will independently verify any job offer letters in the case you are starting new employment
  • ApproveShield will be able to help you through their process.  Expect the process to take 3 to 5 business days.
  • Once the screening process is completed you will receive an email with the final decision and a call from our team.
  • Should your application be unsuccessful, your administration fee of $250.00 will be refunded within 30 days and will be mailed to the address listed on your application.

Income Requirement

  • A minimum credit score of 500.  Those with a credit score lower than 500 will be automatically denied.
  • A minimum of 3 times the rent in verifiable income is required.  Co-applicants' income may be combined.
